Has House Price Growth Peaked For Now?

With interest rates now on hold for 2026 and future house price growth brought forward by the 5% Australian Government Deposit Scheme, we suspect yes.

We note however there are still significant numbers of first home buyers using the 5% scheme, so we dont see any real bargains appearing at this end of the market any time soon.

Steady would be the word I would use.

At one point in November/December, some banks were taking up to 3 weeks to process 5% scheme applications, but this appears to have peaked and now back to more reasonable time frames, indicating that this scheme is now moderating somewhat to a steady flow rather than a flood.

There was a real change in the property market generally at the end of 2025 as the market adjusted to no more rate cuts.

2 Year Fixed Interest Rate Discount Window has Closed

We were recommending in November and December to our clients that they may want to look at fixing their rates for 2 years at a discount to the current variable rate for some of their loan at the end of last year. With banks all increasing 2 year rates, in some cases significantly, over the past month, in some cases overnight from 4.99% to 5.34%, this window has now closed as the discount to variable rates is now negligible.
